1. Who these terms are between

These Terms of Service ("Terms") are an agreement between Rexidol Gutierrez Valencia, doing business as Rexshai Website Application Services, operating as BHouse (DTI Business Name Registration No. 8452725, registered address Purok 2, Gutierrez Compound, Gravahan, Matina Crossing, Talomo District, 8000 Davao City, Davao del Sur, Philippines) ("BHouse", "we", "us"), and the person or organization that creates an account on the platform ("you", the "Landlord Organization"). By creating an account, accessing, or using BHouse, you agree to these Terms.

2. What BHouse is

BHouse is a software-as-a-service platform for managing room and boarding-house rentals in the Philippines: recording utility meter readings, generating invoices, tracking payments and payment proof, sending renter reminders, and providing a self-service portal for renters. BHouse is a record-keeping and communication tool. It does not process, hold, or move money on your behalf — all rent and utility payments happen directly between you and your renters, outside the platform, through whatever payment channel you arrange (cash, bank transfer, e-wallet, or another method).

3. Accounts and roles

A BHouse account belongs to one Landlord Organization and has three kinds of users:

• Owner — the account holder, with full access and billing responsibility.
• Staff — accounts the owner invites, with the permissions the owner grants.
• Renter — a tenant registered under a Landlord Organization, with read-only access to their own bills, payments, and lease information.

You are responsible for the accuracy of information entered into BHouse and for keeping your account credentials confidential. You must be at least 18 years old to create a Landlord Organization account.

4. Trial and subscription plans

New Landlord Organizations receive a 14-day free trial covering 1 room, no payment method required. To continue after the trial, you choose a paid plan (Starter, Pro, or Enterprise), each with a monthly price and a room allowance as shown on our Pricing page. Rooms beyond a plan's allowance are billed at that plan's published per-room overage rate.

Subscription fees are invoiced monthly and paid online through our third-party payment processor, Xendit (GCash, Maya, credit or debit card, or bank transfer), or by direct transfer with proof of payment uploaded to the invoice for our review. Payment is completed on Xendit's secure checkout page; we never receive or store your card or e-wallet credentials. Plan changes: an upgrade takes effect immediately and is billed as a prorated invoice for the remainder of the current cycle; a downgrade takes effect on the first day of the following billing cycle, with no partial-cycle credit for the difference.

Paid plans also include a monthly SMS credit allowance for reminders, as shown on our Pricing page. One credit covers a 160-character message segment; longer messages, or messages containing non-Latin characters, consume more than one credit. The included allowance resets on the first day of each month, and unused credits do not carry over. Additional credits may be purchased in the packs published on the Pricing page; purchased credits do not expire while your account remains active, are consumed only after the included allowance is used, and are non-refundable. If both your included allowance and any purchased balance are exhausted, SMS reminders pause until the allowance renews or you purchase more credits; email reminders continue unaffected.

5. Overdue accounts and suspension

If a subscription invoice is not paid by its due date, your account enters a 7-day grace period. During grace, and if your account is subsequently suspended for non-payment, you may continue to sign in and view your existing records in read-only mode, but you cannot create or edit bills, readings, renters, or other records until the invoice is settled. We do not delete your data for non-payment; access to make changes resumes once the invoice is paid.

6. Your responsibilities as a data controller

As the Landlord Organization, you decide what renter information to collect and how you use it, and you are the data controller for the renter records, government ID information, and payment proof your organization stores in BHouse. BHouse acts as your data processor for that information — see our Privacy Policy for how we process and safeguard it. You are responsible for obtaining any consent from your renters that applicable law requires for the information you collect about them.

7. Acceptable use

You agree not to:

• use BHouse for any unlawful purpose or to violate a renter's legal rights;
• attempt to access another organization's data, or probe, scan, or test the platform's security without authorization;
• upload malicious code, or use the platform to send spam, harassment, or fraudulent communications;
• misrepresent a payment as verified when reviewing payment proof, or otherwise falsify records; or
• exceed reasonable use of shared infrastructure (for example, automated meter-reading or ID photo uploads) in a way that degrades the service for other organizations.

8. Availability and changes to the service

We aim to keep BHouse available and reliable but do not guarantee uninterrupted access. We may modify, add, or remove features, and may update these Terms from time to time; material changes will be reflected by an updated effective date above. Continued use of BHouse after a change takes effect constitutes acceptance of the revised Terms.

9. Termination

You may cancel your subscription at any time from your account settings; see our Refund & Cancellation Policy for what happens to your access and data. We may suspend or terminate an account that violates these Terms, engages in fraud, or poses a security risk to the platform or other organizations.

10. Disclaimers and limitation of liability

BHouse is provided "as is." We do not guarantee that meter-reading or document OCR results are error-free, and you remain responsible for reviewing and confirming amounts before issuing an invoice or marking a payment as approved. To the maximum extent permitted by law, Rexidol Gutierrez Valencia, doing business as Rexshai Website Application Services is not liable for indirect, incidental, or consequential damages arising from use of the platform, including disputes between a Landlord Organization and its renters.

11. Governing law

These Terms are governed by the laws of the Republic of the Philippines. Any dispute arising from these Terms or use of BHouse shall be subject to the exclusive jurisdiction of the courts of the Philippines.
